Tenant's are responsible for several basic maintenance and repair items. Before submitting a maintenance request, please review the following listed below.

& REPAIR REQUESTS

Tenant's are responsible for several basic maintenance and repair items. Before submitting a maintenance request, please review the following:
Plumbing Back-ups

You should always use a hair trap in showers and tubs and never flush excessive paper, diapers, rags, feminine products, toys or other inappropriate items down the toilet. You should attempt to use a plunger on backed up toilets, sinks and tubs before submitting a service request. Please consult with Monticello before using chemical drain products such as DRAIN-O. If the line is backed up due to inappropriate or excessive use, Tenant will be responsible for all costs to snake the drain.

Garbage Disposals

You are responsible for the proper use of the garbage disposal. You should not discard items in the disposal that will block or damage the unit. If your garbage disposal has stopped functioning, please download our Garbage Disposal Troubleshooting Guide before submitting a service request. This guide outlines several simple steps to get your disposal working again.

Light Bulbs & Fixtures

You are responsible for replacing light bulbs. Before requesting repairs of light fixtures, please make sure the bulbs have been replaced first.

Electrical Problems

You should avoid overloading outlets with multiple extension cords and high demand appliances that require their own dedicated circuit like space heaters and room air conditioners. If your power goes out, you should check the main circuit breaker(s) and GFCI red reset buttons on all outlets before submitting a service request. If you are unsure where to find the circuit breaker, please check with your on-site manager or call the office.

Pilot Lights

If your water heater, heating system and/or fireplace are gas operated and aren't working, you should check to see if the pilot light is lit before submitting a maintenance request. If the flame is not lit, please carefully follow the instructions on the unit to relight. If you are unsure where to look or how to light your pilot light, please check with your on-site manager or call the office. You will be responsible for all costs if a service tech is called out to relight a pilot light.

Furnace & AC Filters

You are responsible for replacing the HVAC filters. We recommend changing out the filters at least twice (2x) per year to lower energy costs and insure optimal performance of the system.

Smoke Detectors

You are responsible for testing and changing the batteries in your smoke detector(s). We recommend that you test your smoke detectors at least four times (4x) per year. If your unit starts making a chirping sound, the battery will need to be replaced.

Carpets & Flooring

You are responsible for regularly vacuuming, sweeping and mopping of the carpets and flooring using only approved cleaning products. We recommend shampooing the carpet at least twice (2x) per year to maintain a healthy indoor environment and carpet life expectancy.

Locks, Keys & Remotes

Monticello Property Management is not a locksmith and will not provide copies of keys if they are lost or stolen. If a spare key is available, you may borrow and copy a key from the office. You will be responsible for all vendor changes related to the replacement or repair of lost or damaged keys, locks and/or remotes. You may NOT change the locks without Monticello Property Managments written approval.
